Chapter 11 - The Forged Trust Documents
With the primary murder weapon safely secured in a tamper-evident evidence tube and logged into the federal chain of custody, I turned my attention to the financial nerve center of the house: Julian’s ground-floor home office. The room was a monument to pretentious wealth, filled with leather-bound books that had never been opened and a massive mahogany executive desk.
Agent Jenkins was already seated at the desk, systematically bypassing the security protocols on Julian’s desktop iMac using a federal override key. "Vera, you need to see what they were printing out ten minutes before your mother arrived last night."
I walked over and looked at the screen. Displayed on the monitor was a comprehensive, thirty-page legal document titled: Irrevocable Family Trust Restructuring and Master Power of Attorney.
I scrolled through the clauses. The document was designed to completely strip my mother of her executive authority over the Sterling Family Trust—an estate valued at over four million dollars, built by my late father through thirty years of honest construction work. In her place, Chloe Sterling was named as the sole, unfettered trustee, with complete authority to liquidate real estate, close bank accounts, and transfer assets without judicial oversight.
"Look at the signature block on page twenty-eight," Jenkins pointed out, tapping the glass screen.
I leaned in closely. Above the line marked Martha Sterling - Grantor, there was already a signature inked onto the scanned document. It was a clumsy, shaky forgery of my mother’s handwriting. But what chilled me to the bone was the official notary stamp affixed directly below the forged signature.
The stamp belonged to Evelyn Vance - Licensed Public Notary.
"Evelyn Vance," I repeated aloud, my anger hardening into cold, systematic resolve. "Lieutenant Marcus Vance’s wife."

"They were running a full-scale legal syndication," Jenkins confirmed, pulling up Evelyn Vance’s banking records on her secondary monitor. "Evelyn Vance has notarized over fourteen property transfers and trust modifications for Chloe’s father’s real estate firm over the last two years. Every single one of those transactions was preceded by a cash deposit of ten to fifteen thousand dollars into Vance’s joint checking account."
"It wasn't just a dirty cop covering up a domestic assault," I realized, taking the printed documents and sliding them into an evidence binder. "Lieutenant Vance and his wife were acting as the legal and enforcement arm for a predatory real estate ring. They identified vulnerable elderly property owners, used Chloe’s family connections to force fraudulent transfers, and used the Oakridge Police Department to intimidate or arrest anyone who fought back."
